Tenant FAQ’s
Rental applications can be placed through the Renters Portal.
Applications are based on criminal background screening, eviction screening, and credit screening.
You may be offered a Lease after the application is filled out and accepted, screening has taken place and accepted, and a holding deposit has been made.
You are always recommended to cruise the exterior region of a desired rental and get an idea if you like the building and its neighborhood. After such, you can contact Property Management and set an appointment. Please do not disrupt the current Tenants.
A holding deposit of typically $500 needs to be supplied as a cashier’s check or money order. If you are rejected, it will be returned. The remaining security deposit balance will need to be applied at the signing of the contract. If you are accepted and change your mind, it can be reduced or become non-refundable due to “lost rental wages.”

Month to Month will also need a renters contract.
Rental fees will always remain the same as per the contract. Increases may occur after the Lease has expired and a new extension is in effect.
Rent can be paid by direct payment through the online resident portal, or paid by credit card, but with a fee.
We wish never to have problems with renters, and we will make every effort to keep you as our customer; however, payments will need to be paid within the three day “grace period” after the due date. An additional late fee will be included.
If the landlord agrees and places it in writing, you may have a waterbed or fish tank. You will also need special insurance; the location will be limited to only the lower floors.

It is typically not mandatory, but we highly suggest that all of our renters maintain adequate renters insurance. You may produce your own or apply through the Renters Portal and obtain a policy.
You can always have guests, but they must abide by any rules in the agreements and only stay over 14 days if they are considered to be occupying the premises.
No dog, cat, bird, fish, or other domestic pet or animal may be kept on or about the premises without Landlord’s prior written consent. Additional deposits and insurance may also necessary. Service pets for disabilities will always be allowed.
No. Any alterations must be made with prior written approval.
Management will always try to give renters several days’ notice, if not more. Management may enter with a 24-hour notice and without an occupant if needed.
