Failure to pay on time will automatically create a 3-day notice, and an additional fee will be placed, which will be added to your monthly revenue.
Property rates can be selected by the Owner or the Property Management. Since we have an in-house Certified Appraiser, it may be better if we supply the marketing amount; however, this is still your decision.
Your insurance can remain with any company. We will need to maintain a copy and be placed as an “additional insured” and supply the Broker with a Declarations page within 30 days of the contract.
Every Tenant will be part of a “move-in” and “move-out” inspection. Bi-annual internal inspections will also ensure your property remains in good condition.
As an Owner, you may enter the Owners portal at any time to monitor revenue, repairs, or recurring events.

Our licensed partners will perform repairs unless you have a preferred company of your liking. You will be informed regarding any details over a pre-designated amount established within the contract.
You must add a minimum balance of $500 to your account, allowing us to pay for small unexpected repairs and typical recurring maintenance such as pool or grounds keeping work.
Any Tenant with pets will need to undergo a pet screening with PetScreening.com for each animal.
