Company policy requires an application be submitted through the Tenant Portal and pre-screened. The application process is not first come first serve. The most qualified applicant will be selected for approval. All applications will be screened until Landlord and/or Agent chooses a final decision.

California Flats LLC does not discriminate on the basis of race, color, creed, national origin, marital status, age, sex, source of income, sexual orientation or any other form discrimination prohibited by law.
You will be notified by email once your application has been reviewed. If approved, the applicant(s) will be required to sign the Lease agreement within 48 hours and include a holding deposit, which will be part of the overall security deposit. After such, the Tenant Portal can be established and include the full security deposit within 48 hours. Rents will be due on the 1st of every month. The remaining days after the initial agreement may be paid on a pro-rated basis.
Criminal Background Screening: A criminal background screening will be completed on each applicant over the age of 18. Applicants with a criminal backgrounds will be denied. Examples include: misdemeanor or felonies for violent offenses, drug offenses including possession or intent to sell, assault or battery, firearms or sexual offenses.
Eviction Screening: An eviction and landlord screening will be completed on each applicant over the age of 18. Any unlawful detainer/evictions or Landlord collections will be an automatic denial. Up to 3 years rental history with addresses and Landlords information may be requested.
Credit Screening: A full credit screening will be completed on each application. While we do not have a minimum credit score requirement, applicants may be denied due to the following credit reasons: Low credit score, accounts in collection, charge-off accounts, open accounts in delinquent standing, or lack of credit history. Keep in mind credit checks may request 2 most recent check stubs; if income varies, more check stubs may be required. Self-employed applicants may need to provide six months’ bank statements showing deposits and/or current audited tax returns. A cosigner must submit a separate application and complete the same screening as the applicant(s). To qualify, the cosigner must solely gross 4 times the monthly rent amount. We do not accept cosigners for credit reasons.
